Excavation is the trade where the expensive surprises live underground, and where the Okanagan's geology genuinely varies: sandy silt in some areas, hardpan and rock in others, sometimes within the same neighbourhood. The difference between a good and bad excavation contractor is mostly what they establish before the machine arrives: what is buried, what the soil is, and where the water goes.

BC 1 Call locates are free and legally expected. Striking a gas or fibre line is dangerous and the repair bill is not small.

Ask how rock and unexpected conditions are priced
This is the single most common source of excavation cost overruns. Get the unit rate for rock or unsuitable material in the contract, not discovered mid-dig.

Settle where the spoil goes
Hauling and disposal of excavated material is a real cost that is sometimes quietly excluded. Confirm whether it is in the quote.

Check equipment fits your access
Tight lots, established landscaping and steep Okanagan driveways determine what machine can actually be used. A site visit before quoting is a good sign.
