Restoration is the one trade you almost always hire in a hurry, under stress, and with an insurer involved, which is exactly why it pays to know the shape of it in advance. Water damage, fire and smoke, and mould remediation are related but distinct disciplines, and response time genuinely matters: untreated saturation can turn a drying job into a remediation job within a couple of days. Most established firms bill your insurer directly once a claim is open.

The IICRC standards are the industry benchmark for water damage restoration and mould remediation. It is the most meaningful credential in a field with no compulsory provincial licence.

Ask how fast a crew and equipment can actually be on site
Not how fast someone can call you back. Drying equipment on the floor is what stops the damage spreading, and the honest answer varies a lot between companies.

Open the insurance claim first
Get the claim number before work starts and confirm coverage details with your own adjuster rather than a contractor's reading of your policy. Sudden and accidental damage is usually covered; gradual leaks usually are not, and overland flooding normally needs a specific add-on.

Document everything before anything moves
Photograph the damage in place. Insurers want to see it undisturbed, and stripping out drywall or flooring yourself first can complicate both the claim and the remediation.
