A clearer quote starts with the scope
What does land clearing cost in BC?
The useful comparison is a price for the same site, vegetation and finished result. Use this Okanagan planning guide to describe the work before asking a contractor for a written estimate.
Guide updated October 28, 2026. Compare written site-specific quotes rather than relying on one provincial price.
Area and vegetation
Measure the area and describe brush, tree sizes and density. A per-acre price for light brush does not describe the same work as removing mature trees.
Stumps and roots
Separate cutting vegetation from grinding or excavating stumps. State whether roots remain and what finished ground condition is required.
Access and terrain
Record access width, turning space, slope, overhead constraints and the distance between the work and the loading point. Ask what equipment the contractor proposes.
Material handling
Agree whether timber is retained, vegetation is chipped, or material is hauled away. Include loading, transport and disposal allowances in the same written scope.
Soil and reinstatement
Clearing, grading, imported fill, drainage and landscape reinstatement are separate tasks. Ask which are included and how concealed conditions will be priced.
Approvals and timing
Confirm boundaries, protected areas, locates and applicable permissions before setting a start date. Ask how weather, restricted access or a changed scope affects the quote.
Compare a per-acre price carefully.
An acre describes area, not access, vegetation density or disposal. Ask each bidder to identify the measured area, included tree or stump work, equipment, material destination and final grading. A site visit may change a preliminary estimate; agree how changes will be approved.
For unit consistency, 1 hectare is approximately 2.471 acres and 1 acre is approximately 4,047 square metres. Keep the same measured area in every request.
Local checks before clearing
Kelowna identifies tree-protection and environmental development-permit requirements for some sites. Property location and proposed work determine the relevant checks; another municipality or rural area can have different requirements. Consult the authority for the site.
Bring this information to a site visit.
- Site address, boundaries and approximate measured area.
- Photos of vegetation, stumps, access and nearby structures.
- The material to keep, chip or remove, and the intended finished use.
- Any known restrictions, permits, utility information and timing.
- A written breakdown of clearing, stump work, haulage, disposal and reinstatement.
