Attic Insulation Top-Up in Kelowna: R-Values, Cost and Payback (2026)

Attic insulation is the least interesting renovation you can buy and one of the few that reliably pays for itself. It is also the one most Kelowna homeowners assume is already handled, right up until they put their head through the hatch and find four inches of flattened, grey fibreglass from 1987.

Here is how to check what you have, what the target actually is in this climate, what a top-up costs in Kelowna in 2026, and the two preparatory steps that decide whether the money does anything.

What Kelowna homes typically have

Kelowna sits in a climate zone where current construction targets high attic insulation levels, in the neighbourhood of R-50 effective for new builds under BC's energy requirements. Older housing stock is nowhere near that.

Rough guide to what you will find by era:

  • 1960s and 1970s: often R-12 to R-20, frequently settled well below its original rating.
  • 1980s: commonly R-20 to R-28.
  • 1990s and early 2000s: typically R-28 to R-40.
  • Recent construction: at or near current requirements.

Measuring what you have

You do not need a professional for this part.

1. Open the attic hatch and shine a light across the joists.

2. If you can see the tops of the joists, you are low. Standard framing gives you very little depth, and insulation level with the joist tops means you are far short of target.

3. Push a ruler straight down to the ceiling drywall in three or four different spots and record the depth. Do not measure right at the hatch, where it is always disturbed.

4. Convert roughly: blown fibreglass gives about R-2.5 per inch, blown cellulose about R-3.5 per inch, and old settled batts perform worse than their label.

Twelve inches of blown fibreglass is roughly R-30. To reach R-50 you are looking at something closer to eighteen to twenty inches. Seeing that number written down is usually what convinces people.

Cost drivers: how much existing material stays or goes, attic access (a small hatch in a closet is slower than a proper opening), roof pitch and how low the eaves get, and whether there is knob-and-tube wiring or a bathroom fan situation that has to be sorted first.

Vermiculite warning: loose, pebbly, grey-brown granular insulation in a pre-1990 home may be vermiculite, which can contain asbestos. Do not disturb it, do not vacuum it, and do not let anyone blow over top of it without testing. Have it tested and handled properly. This changes the project entirely, and any contractor who shrugs at it should not be in your attic.

The two things that must happen first

This is where most attic jobs go wrong, and where the difference between a good contractor and a cheap one shows up.

1. Air sealing

Insulation slows heat conduction. It does almost nothing about air moving through it. If warm, moist indoor air is leaking into your attic, adding more insulation over the leaks buries the problem and creates a new one, because that moist air now condenses inside a colder, better-insulated attic.

The leaks that matter: the attic hatch itself, recessed pot lights, plumbing stacks, the top plates of interior walls, bathroom fan housings, chimney and flue chases, and any spot where wiring passes through the ceiling plane.

Signs you have an active problem: frost on the underside of the roof sheathing in winter, dark staining around a bathroom fan housing, or a distinct melt pattern in the snow on your roof.

2. Ventilation

Insulation that gets blown into the eaves and blocks the soffit vents does more harm than the insulation does good. Attics need continuous airflow from soffit to ridge or roof vents to carry moisture out.

Baffles at every rafter bay at the eave hold the insulation back and keep that path open. Ask specifically whether baffles are included in the quote, because they are a common omission on a low bid.

Bathroom fans: a bathroom fan that vents into the attic instead of through the roof or wall is a genuinely common finding in Okanagan homes, and it dumps warm, wet air directly into the space you are about to seal up. Fix that before insulating, not after.

Does it actually pay back?

An honest answer rather than a marketing one.

Heating savings. Going from R-20 to R-50 on a typical Kelowna home reduces attic heat loss substantially, but the savings are proportional to your heating bill, so a well-heated 1,200 square foot bungalow saves less in dollars than a large two-storey. The straight heating payback is usually measured in years, not months.

Cooling savings, which people forget. This is the Okanagan. Attic temperatures here in July are brutal, and that heat drives straight down into your upstairs. A properly insulated and vented attic makes the second floor meaningfully more comfortable in summer and cuts air conditioning run time. Homeowners consistently report that the summer comfort difference is more noticeable than the winter one.

Comfort and durability. Fewer cold ceilings, fewer ice dam conditions, less moisture in the attic. These are hard to put a dollar figure on and are usually why people are glad they did it.

Where it pays back fastest: homes currently under about R-28, homes with electric baseboard heat, and homes where the upstairs is unusable in summer.

Frequently asked questions

Do I have to remove the old insulation?

Usually not. Blown material goes over top of sound existing insulation fine. Removal is warranted when the existing material is wet, mould-affected, vermin-contaminated, or vermiculite.

Cellulose or fibreglass?

Both work. Cellulose has a higher R-value per inch and fills gaps well. Fibreglass does not settle as much over time and does not absorb moisture. Either is a defensible choice, and installation quality matters far more than the material argument.

How long does it take?

Most Kelowna houses are a one-day job once any air sealing and baffle work is done.

Can I do it myself?

Machines can be rented, and it is physically possible. What is difficult from inside a hot attic is achieving even coverage all the way to the eaves without blocking the vents, and doing the air sealing properly first. The air sealing is the part worth paying for.

Should I do the walls too?

Retrofitting wall insulation is a much bigger and more invasive project. Do the attic first, every time. It is the cheapest energy improvement per dollar in almost every house.

Getting a Kelowna quote

Ask for the quote to state the target R-value, whether air sealing and baffles are included, and the depth of material being installed. A quote that only says "top up attic insulation" is not comparable to anything.
