Every visible concrete problem a homeowner sees — surface cracks, white efflorescence, flaking, fading, oil stains, faded stamped concrete — looks like a reason to tear out and re-pour. Stand on most twenty-year-old patios or pool decks in the Okanagan and you'll see the same things — hairline cracks running along the control joints, white powdery patches near the edges, surface flakes where the concrete has lost its top layer, oil shadows where a barbecue once sat, fading colour where there was once stamped or tinted finish.

Homeowners look at it and assume: *time to replace*.

It almost never is. Each visible problem is the concrete telling you something specific — and in nearly every case the right response is not a $15,000 tear-out. It's a $5,000 resurface that solves the actual problem and protects what's underneath for another twenty-five years.

Here's what your slab is actually trying to tell you.

Hairline cracks (under 1/8 inch)

Hairline cracks are the most common — and most misunderstood — surface problem on Okanagan concrete. They almost always appear within the first year of a pour and they almost never indicate structural failure.

The cause is drying shrinkage. Concrete loses about 1% of its volume as it cures, and that contraction has to go somewhere. Control joints (the saw cuts running across most slabs) are placed to encourage the concrete to crack *there* instead of randomly across the slab. But the slab usually cracks in a few extra places anyway. The cracks are typically less than 1/16 inch wide and don't grow much over time.

These cracks are not a structural problem. They are a cosmetic and durability problem — they let water into the slab, where Okanagan freeze-thaw cycles can widen them over decades.

White powdery patches (efflorescence)

If you see white crystalline deposits on your concrete, especially near the edges or after rain, that's efflorescence — minerals leaching out of the concrete and crystallizing on the surface. It looks alarming. It is almost entirely cosmetic.

Water passes through the concrete and dissolves calcium hydroxide, then evaporates at the surface and leaves the mineral behind. It's a sign that water is getting into the slab, but the slab itself is fine. Common in older Okanagan patios poured without a moisture barrier, or in slabs near garden beds and lawn irrigation.

The right response: stop the water ingress at the surface. A sealed coating prevents new water from entering the slab, which stops the efflorescence cycle. The underlying concrete doesn't need replacement — it needs to be protected.

Surface flaking (spalling)

When the top layer of concrete starts flaking off in chips or sheets, that's spalling. It looks bad and it usually gets worse if left alone. It's the most common reason homeowners assume their slab is failing.

Almost always, spalling is a surface-level problem. The cause is one of three things:

  • Freeze-thaw damage to a slab that wasn't air-entrained when poured (common on Okanagan slabs older than the early 1990s, when air-entrainment became standard)
  • De-icing salt damage on a slab that wasn't sealed against chlorides
  • Insufficient finishing during the original pour — over-troweling brought too much water and fine cement paste to the surface, creating a weak skin that's now sloughing off

In all three cases, the structural concrete beneath is sound. Only the top 1/4 to 1/2 inch has compromised. A resurface bonds new material directly over the prepared slab, locking out the freeze-thaw and chloride exposure that caused the problem in the first place.

Crazing (spider-web hairlines)

If you see a fine network of cracks that look like a dried lakebed or a cracked windshield, that's crazing. It's a surface-only phenomenon caused by the top layer of cement paste shrinking faster than the concrete beneath it during cure.

Crazed concrete looks dramatic but the cracks rarely go deeper than 1/8 inch. The slab is structurally fine.

The right response: cover and protect. Crazing is purely cosmetic and resurfacing eliminates it entirely.

Oil and grease stains

Barbecues, dripping vehicles, lawnmowers — outdoor concrete picks up stains over the years that no amount of pressure washing will lift. Not a structural problem, but makes the surface look permanently dirty.

The right response: mechanical removal of the contaminated surface layer (light grinding or shot-blasting), followed by a sealed coating. Faded or peeling stamped concrete

  • Differential settlement — one section of the slab has dropped relative to another. The substrate underneath has moved.

  • Drainage failure where the slab now slopes the wrong way and water pools where it shouldn't.

These are foundation-level problems. A coating won't fix them. The diagnostic question to ask

When a contractor tells you a slab needs replacement, ask one question: *is this surface damage or structural damage?*
