Why Kelowna is a demanding insulation climate

The Okanagan asks insulation to do two opposite jobs in the same year. Winters bring sustained cold and repeated freeze-thaw cycling. Summers bring long stretches of intense heat where the job flips entirely and you are trying to keep heat out rather than in.

That second half is the part most homeowners underestimate. A poorly insulated attic in a Kelowna July is a heat battery sitting on top of your living space, and it is why air conditioning bills here respond so strongly to attic work. Insulation is not a winter product in this valley. It is a twelve-month one.

Add wildfire smoke season, and the air sealing that goes alongside insulation earns its keep again, because the same gaps that leak heat leak outdoor air.

The materials, and what each is genuinely good at

Fibreglass or mineral wool batts. The standard for framed walls in new construction and renovation. Inexpensive per square foot, straightforward to install, and entirely dependent on installation quality. Batts that are compressed, cut short, or stuffed around wiring lose a large share of their rated performance. Mineral wool costs more, handles moisture better, and adds sound and fire performance, which is why it shows up in multi-family party walls and around mechanical rooms.

Blown-in loose fill, usually cellulose or fibreglass. The default for attics, and the best value in the entire insulation category. It fills irregular spaces, flows around obstructions, and can be blown to a deep, high-R layer for a modest cost. Attic top-ups are almost always blown.

Spray polyurethane foam. The most expensive per square foot and the highest performing per inch. Closed-cell foam insulates, air seals, and acts as a vapour retarder in one application, which makes it the go-to for rim joists, crawlspaces, cathedral ceilings with limited depth, and anywhere you need high R-value in a thin assembly. It requires a licensed installer and proper ventilation during the cure.

Rigid exterior insulation. Continuous board outside the sheathing, which interrupts thermal bridging through the studs. Increasingly common on higher-performance Kelowna builds because it is one of the most effective ways to hit a Step Code target.

The right answer in most houses is a combination: blown attic, batts in the walls, foam at the rim joists and awkward spots.

Where the price actually comes from

Insulation is usually priced by square foot of area covered at a target R-value, and that single line hides most of the variables:

  • Target R-value. More depth means more material. Doubling the R-value in an attic roughly doubles the material.
  • Material choice. The spread from blown cellulose to closed-cell spray foam is large, several times over on a per-square-foot basis.
  • Access. A walk-up attic with full standing height is cheap to work in. A 1970s Rutland bungalow with a small hatch, a low roof pitch, and truss webs every two feet is slow going, and slow is expensive.
  • Removal of existing material. Vacuuming out old, contaminated, or rodent-damaged insulation is a separate and significant cost. So is remediation if there is evidence of moisture or vermiculite.
  • Air sealing. Sealing top plates, penetrations, pot lights, and the attic hatch before insulating. Frequently quoted separately, and it is the highest-value dollar in the whole job.

  • Vapour barrier and detailing. In new work, the poly and the sealing details.
  • Old houses. Knob-and-tube wiring must be dealt with before insulating over it, and that means an electrician.
  • Height and scale. Vaulted spaces, three-storey walls, and large multi-family projects change the equipment and crew size.

Reading a quote properly

Ask every contractor for the same four items and the quotes become comparable immediately:

1. The target R-value or RSI, per assembly. "Attic to R-60" is a spec. "Top up the attic" is not.

2. The material and its form. Blown cellulose, blown fibreglass, batt with a stated R, or foam with a stated thickness and open or closed cell.

3. What is included beyond insulation. Air sealing, baffles, hatch insulation and weatherstripping, removal and disposal of old material, and vapour barrier.

4. Depth markers. In an attic, a professional installation leaves depth rulers so you or an inspector can verify the depth was actually achieved. Ask for them. They are the cheapest quality assurance available.

The most common way a low insulation quote becomes expensive is a lower R-value or a missing air-sealing scope, not a lower hourly rate.

New construction and substantial renovation in BC are governed by the Energy Step Code, which sets performance targets rather than prescribing a single assembly.   • On a new build, the insulation contractor is part of hitting an airtightness number, and their work will be tested. That raises the bar for detail and coordination.

Rebates: check, do not assume
