When I started getting quotes for my basement renovation, I thought it would be simple. Call three contractors, compare prices, hire the best one.

Three months later, I have a beautifully finished basement - and a completely different understanding of how renovation quotes work in Kelowna.

The Project

900 sq ft basement finishing. Framing, drywall, mudding and taping, one bathroom rough-in, and a paint-ready Level 4 finish.

Quote 1: The Lowballer ($18,000)

A sole operator from a Facebook group. Available immediately (first warning sign I missed). Verbal quote only. No materials breakdown. No mention of permits. No warranty.

Quote 2: The Big Renovation Company ($31,500)

A well-advertised Kelowna renovation company. Detailed, itemized written quote. Price: $31,500 for the same scope of work - a $13,500 spread from Quote 1. Something was clearly off between these two numbers.

Quote 3: The One I Hired ($23,800)

Recommended through the Okanagan Trade Directory. What was different:

  • They specified 5/8" Type X drywall (fire code required for ceiling)
  • They mentioned moisture barrier requirements for basement walls - unprompted
  • Written quote with separate line items within 48 hours

Price: $23,800. Not cheapest. Not most expensive. The only one who knew what code required.

What the Price Difference Actually Meant

The $18,000 quote did NOT include:

  • Moisture barrier (required by BC code for below-grade walls)
  • Correct drywall grade (they spec'd 1/2" standard instead of 5/8" Type X)
  • Permit costs
