The standard 50-gallon hot water tank that sits in most Okanagan basements has a service life of about 10–12 years. Past that, the question every homeowner faces isn't whether to replace it — it's whether to replace it with another tank or to switch to an on-demand (tankless) system.

The tankless industry has been pushing hard on the marketing for two decades, and most of the claims are true. Tankless systems do last roughly twice as long. They do save energy. They do free up significant floor space. But they're also not the right answer for every home, and a good plumber will tell you so before they quote you.

Here's the honest decision framework.

What a tankless system actually is

A tankless (or "on-demand") water heater heats water as it flows through the unit, instead of keeping a large reservoir hot 24/7. The unit is roughly the size of a small suitcase, mounts to a wall, and is typically powered by natural gas (though electric versions exist). When a hot tap is opened anywhere in the house, the unit fires up, heats the incoming cold water to the set temperature, and delivers it on demand. When the tap closes, the unit shuts off.

The two operational advantages flow directly from that design:

1. No standby losses. A traditional tank loses heat through its walls all day, every day, even when no one is using hot water. That energy loss adds up to roughly 15–25% of the typical household's water-heating bill. Tankless eliminates it entirely.

2. Endless hot water. Within the unit's flow-rate limits, you cannot run out. A teenager taking a 45-minute shower won't leave the next person with cold water.

The third advantage is service life: a properly maintained tankless unit lasts 20+ years, where a tank typically gets 10–12. Over the lifetime of the home, you replace one tankless instead of two tanks.

When tankless is the right call

The home profiles where tankless makes clear sense:

  • Multi-bathroom households where simultaneous hot water demand is normal. A correctly sized tankless can run two showers and a dishwasher at once without flinching. A tank can't.
  • Homes where the existing tank is in a finished space you'd like to reclaim. A 50-gallon tank in the corner of a basement office or laundry room is consuming 6+ square feet of floor space. A wall-mounted tankless gives you that space back.
  • Newer or recently renovated homes where natural gas service is already in place. The retrofit cost is moderate when the gas line is already there.
  • Homes with high hot-water demand seasonally — vacation rentals, families with frequent guests, properties with rental suites — where the tank is the bottleneck during peak use.

In these scenarios, the math works. The unit costs more upfront, but the operational savings, doubled service life, and capacity advantages compound quickly.

When tankless is the wrong call (or at least worth pausing on)

The cases where homeowners often regret the switch:

  • Small households with low simultaneous demand. A single person or couple in a one-bathroom home isn't going to use enough hot water for the standby-loss savings to outweigh the higher upfront cost. A modern high-efficiency tank may be the smarter financial decision.
  • Homes without existing natural gas service. Running a new gas line for a tankless can add $1,500–$3,000 to the project. That changes the economics significantly.
  • Homes with hard water (most of the Okanagan). Tankless units are more sensitive to scale buildup than tanks. They require annual descaling maintenance, and a tankless installed in a home with hard water without an inline scale filter will fail prematurely. The fix is straightforward — install a scale-prevention system at the same time — but it's a real consideration the marketing tends to skip over.
  • Homes where the venting path is constrained. Tankless systems vent differently from atmospheric tanks (sealed combustion, two-pipe venting). In some older homes, the venting retrofit is non-trivial.

A good plumber will walk you through each of these on a site visit, not on the phone. If you're being quoted on a tankless without an in-person inspection of the existing system, the gas service, the water hardness, and the venting situation, you're not getting honest advice.

What a quality tankless installation actually includes

The unit itself is only about 40% of a proper tankless installation. The other 60% is the supporting infrastructure:

  • Correct sizing. Tankless units are rated in gallons-per-minute (GPM) at a specific temperature rise. An Okanagan home with cold winter incoming water needs a higher-capacity unit than the same home in a warmer climate would. Undersized tankless is the #1 source of customer regret.
  • Gas line sizing. Many tankless units demand significantly higher gas flow than the existing line was sized for. Upgrading the gas line is often part of the job.

A quote that omits any of these elements isn't a complete quote.

The bottom line for Okanagan homeowners

For most multi-bathroom Okanagan homes with existing natural gas service and a tank approaching end-of-life, switching to a properly installed tankless system is the right call. The math works, the comfort upgrade is real, and the equipment outlasts the alternative.

For smaller homes, electric-only homes, or homes where the venting/gas-line retrofit makes the project significantly more expensive than a like-for-like tank replacement, the answer may be different. The right plumber will tell you honestly which category your home falls into.

The wrong move is treating "tank vs. tankless" as a marketing decision instead of an engineering one. Get a quote that addresses your specific home, your specific demand profile, and your specific water chemistry. That's the only quote worth comparing to anything else.
