Steel Stud Framing in Kelowna Commercial Fit Outs: What It Costs and When It Is Required
Anyone taking on their first commercial space in Kelowna gets the same surprise. They price the interior walls in their head using residential numbers, then the quote arrives with steel studs, rated assemblies and a number that does not resemble the estimate.
The gap is not markup. It is that a commercial interior wall is a rated, engineered assembly with a job to do, and a house wall usually is not.
Here is how that pricing is actually built, and where the money goes.
When steel is required rather than chosen
In a lot of Kelowna commercial and multi family work the choice is made for you.
Building type. Non combustible construction, which covers most concrete and steel frame commercial buildings in the city, does not permit combustible framing in the interior partitions. If your space is in a non combustible building, the partitions are steel. That is the end of the discussion.
Fire separations. Any wall that has to achieve a fire resistance rating must be built as a tested assembly. Those assemblies specify the stud type and gauge, the spacing, the board type and thickness, the number of layers, the fastener schedule and the treatment at the head and the perimeter. Substituting a component is not a small change, it invalidates the rating.
Height. A partition running to an eight foot ceiling is one thing. A demising wall running to underside of deck in a warehouse at sixteen or twenty feet is a different structural problem, and steel in a heavier gauge handles it more predictably than wood.
Moisture and dimensional stability. Steel does not shrink, twist, cup or bow as it dries. On long straight walls with high end finishes, that stability is the reason to choose it even where it is not required.
Where wood is permitted and the walls are ordinary height, wood framing is often the cheaper way to a finished partition. The material comparison flips depending on lumber prices, but the labour comparison is what usually decides it.
How a commercial partition is priced
Framing and drywall on a fit out is normally priced per square foot of wall, or per lineal foot at a stated height, and then adjusted for everything that makes your job different from the average one. The build up looks like this:
Stud gauge and depth. A light gauge non structural stud in a short partition is the cheap end. Heavier gauge, deeper studs, and studs rated to span greater unbraced heights all cost more, both in material and because they are slower to cut and fasten.
Stud spacing. Wider spacing uses fewer studs. Rated assemblies and heavier finishes frequently specify closer spacing, and the assembly listing decides it, not the estimator.
Board layers and type. One layer of standard board each side is the baseline. Type X for fire ratings, two layers for higher ratings, moisture resistant board in wet areas, impact resistant board in corridors and high traffic areas, and abuse resistant board in schools, clinics and warehouses all step the price up. Each additional layer is a full extra pass of hanging, taping and finishing, so it is not a small increment.
Level of finish. This is the item most under estimated. A wall behind a millwork run needs very little. A long wall in raking light with a satin paint needs a Level 5 finish, which is a full skim coat over the entire surface. The difference between Level 4 and Level 5 across a large open space is a serious number, and it is the correct number if the lighting will otherwise show every joint.
Acoustic requirements. Sound rated demising walls between tenancies, or around meeting rooms, medical exam rooms and washrooms, add resilient channel or acoustic clips, insulation in the cavity, acoustic sealant at the perimeter, and careful treatment of every electrical box and penetration. Acoustics fail at the details, not in the middle of the wall.
Access, hours and occupancy. Working in an occupied building, in a mall with restricted delivery windows, on an upper floor with elevator only access, or on evenings and weekends to avoid disrupting a neighbouring tenant all cost more. State the constraints up front so they are priced rather than claimed later.
The scope items that make quotes comparable
Most large differences between two Kelowna fit out quotes are scope differences. Ask every bidder to be explicit about:
- Layout from the drawings, and who is responsible if the drawings and the field do not agree.
- Top track detail at underside of deck, including any required slip or deflection head, which is a structural requirement and not optional in many buildings.
- Bulkheads, ceiling framing and drops, which are frequently excluded and are a large part of the labour.
- Backing and blind support for everything that will hang on the wall later: cabinetry, monitors, grab bars, shelving, equipment.
- Insulation, thermal or acoustic, and who supplies it.
- Firestopping at penetrations, and whether it is in this scope or the mechanical and electrical scopes.
- Level of finish, stated per area rather than as one blanket number.
- Priming, and whether it is included or is the painter's.
- Whether the price assumes the space is empty and clean when they arrive.
That last one is worth its own paragraph. Framing and drywall crews are efficient when they have an empty, swept, well lit space with power and clear access. They are slow when they are working around another trade, a tenant's stock, or a demolition that is not quite finished. Sequencing is a cost, and the general contractor's schedule is where most of the savings on a fit out actually live.
Where the schedule goes wrong
The usual failure on a small Kelowna tenant improvement is calling the framing crew before the mechanical and electrical layouts are final. Walls go up, then a change comes back, then walls come apart. Framing and drywall are cheap to build once and expensive to build twice.
The second usual failure is booking the taping crew without allowing for drying. Mud dries on its own schedule, and in a cold, unheated shell in winter that schedule gets long. Temporary heat and dehumidification are a legitimate line item and a fit out that has not budgeted for them in the cold months will run late.
Frequently asked questions
Is steel framing more expensive than wood?
On material it varies with market prices. On labour it depends on the work: straight runs at ordinary heights go up quickly in steel, complex layouts with lots of blocking and backing favour wood. Where the building code requires non combustible construction the comparison does not arise.
Do steel stud walls feel flimsy?
A properly gauged, properly spaced, properly braced steel wall with the right board schedule is stiffer than most people expect. The complaint usually traces back to a light gauge stud used at a height beyond its span table, which is a specification failure rather than a material one.
Can you hang heavy items on a steel stud wall?
Yes, provided backing was installed before the board went on. Retrofitting blocking behind a finished wall is a repair, not an install. Give the framer the equipment and millwork layout before they close the wall.
What is Level 5 and do I need it?
Level 5 is a full skim coat over the entire surface so that joint compound and board face have uniform texture and porosity. You need it where critical lighting will rake across a large flat surface or where a gloss or satin sheen will be used. In a warehouse or a space with soft even lighting it is money spent on something nobody will see.
Who pulls the permit?
On a tenant improvement the permit is usually the general contractor's or the owner's responsibility, and the framing and drywall trade works under it. Confirm the arrangement in writing before anyone starts.
