Stucco or Hardie Board in Kelowna? The 20 Year Cost, Not the Quote
If your Kelowna home has reached the point where the exterior needs more than a repair, you are about to be handed two quotes that look roughly comparable and are not comparable at all.
Fibre cement siding, which most people call Hardie after the dominant brand, and stucco are both legitimate answers in this climate. They fail differently, they are maintained differently, and they cost different amounts to own. The installed price is the smallest part of that difference.

They are not really competing on the same thing
Stucco is a wet applied system. Lath, a scratch coat, a brown coat and a finish coat, all applied on site by hand, over a weather barrier and, on a properly built modern wall, a drainage plane. It is monolithic, so there are no seams, and it takes any shape the wall takes.
Fibre cement is a manufactured board. It arrives as planks or panels, is cut and fastened on site, and is finished either pre painted from the factory or painted after installation. It is a lapped system with fasteners and joints, and it relies on the assembly behind it to manage water.
That difference drives everything downstream. Stucco's strength is that it has no seams. Its weakness is that repairs are visible and it is unforgiving about what happens behind it. Fibre cement's strength is that a damaged board is replaceable. Its weakness is that every joint, fastener and butt end is a detail somebody has to get right.
Installed cost
On a typical Kelowna re clad, the two land closer together than most homeowners expect.
Stucco pricing is driven by labour and complexity. A simple two storey box with few openings is efficient. A house with lots of corners, gables, curves and window returns costs considerably more per square foot, because every one of those is hand work.
Fibre cement pricing is driven by material and by the trim package. The boards themselves are a known cost. What moves the number is corner treatment, the trim around every opening, and whether you are using pre finished product or painting on site. Pre finished costs more up front and saves at year one.
Two practical notes on comparing quotes:
Ask what happens behind the cladding. If one quote includes a new weather resistive barrier and a drained rainscreen cavity and the other does not, they are not the same job, and the cheaper one is the one you will pay for twice. On a full re clad in this climate, a rainscreen is the right answer for either material.
Ask about the existing cladding. Removal and disposal of old stucco is heavier, dirtier and more expensive than removal of old siding. That is a real line item and it should be stated, not buried.
Maintenance, which is where the twenty year number lives
Stucco. The body of the stucco is durable and will outlast the paint on it. What needs attention is sealant. Control joints, window and door perimeters, penetrations and any transition detail are sealed with a flexible sealant, and in the Okanagan sun that sealant has a finite life. Expect a sealant inspection every few years and re sealing on a recurring cycle. Painting or applying an elastomeric coating is a periodic item measured in many years rather than a few. Hairline cracking is normal and gets addressed at coating time.
Fibre cement. The board itself is extremely durable and does not rot, does not attract insects and holds paint well. What needs attention is the paint film and the caulking at butt joints and trim. Site painted board needs repainting sooner than pre finished board with a factory applied finish, and the difference between those two schedules is the main long term cost variable in fibre cement.
Over twenty years in Kelowna, neither material is maintenance free and the totals are closer than the marketing on either side suggests. The honest summary: stucco's recurring cost is sealant and coating; fibre cement's recurring cost is paint and joint caulking. A homeowner who does neither will have problems with either.
Repairability, and why it matters here
This is where the two genuinely diverge.
If a section of fibre cement is damaged, the boards come off and new boards go on. Matching paint on a wall that has weathered ten years is the hard part, not the carpentry.
If a section of stucco is damaged, the repair is a patch, and a patch in a hand applied finish coat is visible unless the whole elevation is recoated. Good stucco crews can get remarkably close on texture. Colour is the problem, because the surrounding wall has faded. The usual honest answer for a stucco repair on a visible elevation is to patch and then coat the full elevation, which is why stucco repairs are frequently quoted larger than homeowners expect.
If your home is in an area where you anticipate future work through the wall, a deck rebuild, new windows, a heat pump line set, that repairability difference is worth real money.
Fire, which is not a small consideration in this valley
Both materials perform well. Fibre cement is non combustible and is commonly specified in wildfire interface areas for exactly that reason. Stucco is also non combustible as a surface and has a strong record as an exterior in interface zones.
The material is rarely the weak point. Vents, soffits, decks, gutters full of needles and combustible material stored against the wall are the weak points. If wildfire resilience is a driver for you, spend the attention on the eave and vent details and the first metre and a half around the house, because that is where homes are actually lost.
Appearance and resale in the Kelowna market
Stucco reads as the established Okanagan look, and on Mediterranean, Tuscan and many contemporary designs it is the correct material. Fibre cement reads more current in the West Coast contemporary and modern farmhouse styles that dominate newer Kelowna construction, and it is very commonly combined with stucco or with panel and batten accents.
Mixed cladding is now the default on new builds here for a reason. It breaks up mass and it lets each material do what it is good at. There is no requirement to choose one for the whole house.
The decision, simplified
Choose stucco when: the home's architecture calls for it, you want a seamless monolithic finish, the wall has complex curves or shapes, you want to match neighbouring homes or an existing wing, and you accept that repairs will mean coating an elevation.
Choose fibre cement when: you want plank or panel lines, you value the ability to replace a damaged section discreetly, you want a factory finish with a long warranty, or you anticipate future penetrations through the wall.
Choose both when: the design benefits from it, which in current Kelowna construction is most of the time.
In either case: put a rainscreen behind it, get the flashings right at every horizontal transition, and keep the bottom edge clear of soil and hard landscaping. The assembly behind the cladding decides whether your wall lasts, not the cladding.
Frequently asked questions
Can fibre cement go over existing stucco?
Generally not directly. The usual sequence is removal down to sheathing, assessment and repair of any damage found, then a new barrier and rainscreen, then the new cladding. Cladding over an unknown wall is how problems get buried.
Is one better for a Kelowna hillside home with high wind exposure?
Both handle wind. Exposure raises the importance of fastening schedules and of the sealant and flashing details, and it shortens the maintenance interval on the exposed elevations of either material.
Do I need a permit to re clad?
Check with the City. Re cladding often triggers requirements around the wall assembly, and if the work involves structural repair or changes openings the answer is certainly yes.
Which is quieter, warmer or more energy efficient?

How long should a full re clad take?
Weather dependent. Stucco has cure windows between coats that cold weather lengthens. Fibre cement is less weather sensitive to install but on site painting has its own temperature limits. Both are best scheduled in the shoulder seasons rather than in a heat wave or in November.
