An apartment-turnover painting quote in Vancouver should make it clear what will be painted, what preparation is included and what the owner needs to arrange before the painter arrives. A low headline price is difficult to compare when one quote includes ceilings and doors while another covers walls only.
Eco Pro Painting focuses on residential interiors and rental apartment turnovers. In information supplied to the directory, owner James Muncaster identified Vancouver apartment-turnover quotes as his first-priority article topic. The useful question for a homeowner or property manager is how to turn a unit description and a move-out date into an agreed scope.
Define the unit and the surfaces
Start with the address, bedroom count, approximate room sizes and whether the unit will be empty during the work. Identify which walls, ceilings, trim, doors and closets you want included. A bedroom count alone does not describe every apartment: a den, high ceilings, additional doors or an unusually large living area can change the work that needs quoting.
Include current photographs of the rooms and close-ups of any areas you want assessed. Distinguish a straightforward repaint from a colour change, damaged surfaces or a project where furniture and belongings will remain in place. Ask the painter to state which assumptions are built into the price.
Use reference prices with their exclusions visible
James supplied the following rental-turnover figures for Eco Pro's website and directory content. They are business-provided reference prices for review, not a quotation for an unseen apartment or a market-wide Vancouver average.
Unit — Business-supplied reference price — Scope stated by James
One-bedroom apartment — C$1,100 plus GST — Walls, ceilings, trim and doors; paint not included; kitchen cabinets not included.
Two-bedroom apartment — C$1,300 plus GST — Walls, ceilings, trim and doors; paint not included; kitchen cabinets not included.
Before relying on a reference price, ask James to confirm the current amount, the actual unit conditions and any additions or exclusions. Clarify the coat count, closets, substantial repairs, unusually large spaces and how applicable tax is shown. A studio, larger unit or different scope needs its own discussion; no price for those projects is established by these figures.
Separate paint from the painting work
Paint is excluded from the reference prices above. The quote should therefore say who will purchase it, how the product and colour are selected, and whether primer or other materials are included or listed separately. Ask how quantities and any unused paint will be handled.
If you already have paint, provide its product name, finish and colour information before the work is priced. For a colour change, ask whether the proposed preparation and coating plan differs from a like-for-like repaint. Do not assume that a labour figure settles the material specification.
Make preparation an item you can understand
Ask for the preparation scope in ordinary language. Which holes, patches or surface defects are included? What would be an additional repair? Who is responsible for clearing rooms, removing items from walls and protecting belongings that remain?
A quote can also distinguish protection, preparation, coating, cleanup and final inspection. Those headings make it easier to compare proposals and identify where two painters are pricing different work. If an unexpected condition is found, agree how any change will be explained and approved before additional work proceeds.
Plan Vancouver building access before agreeing dates
Give the painter the actual access arrangements for the building. If it is a strata or managed building, ask the building contact about any work notification, elevator booking, permitted work hours, parking or contractor-access requirements that apply to your unit. Requirements should be checked for the address rather than assumed to be the same across Vancouver.
Separate the date the apartment becomes available from the desired handover date. Note any cleaning, flooring or repair work that needs coordination. Ask James to confirm availability and an achievable sequence for the agreed scope; a reference price does not reserve a date or establish how quickly every unit can be completed.
Put the quote on one comparison sheet
Quote item — What to confirm in writing
Surfaces — Rooms, walls, ceilings, trim, doors and closets included or excluded.
Preparation — Included repairs, protection and the process for additional work.
Paint and materials — Product, finish, colour, purchaser and separate material costs.
Access and scheduling — Entry arrangements, building requirements, available dates and work sequence.
Completion — Cleanup, walkthrough, any agreed corrections and handover arrangements.
The point is to compare the same scope. If one proposal includes a different set of surfaces or preparation, ask for that difference to be explained before judging the totals.
Request a project-specific estimate from Eco Pro
James has identified residential interior painting as Eco Pro's main focus and has confirmed that he works in Vancouver. He is based in the Coquitlam/Port Moody area and also serves other Lower Mainland communities; the project address and current availability should be confirmed directly.
For a useful first enquiry, email ecopropaintingcanada@gmail.com with the unit location, bedroom count, room photographs, surfaces to be painted and preferred timing. You can start the conversation by email without arranging a call. The Eco Pro Painting directory profile contains the business's contact details.
A good next step is a written estimate that ties the price to your actual apartment, with materials, preparation and timing clear before the work is booked.
