A solar array is designed to sit on a roof for decades. Asphalt shingle in the Okanagan does not last that long. That mismatch is the whole question, and getting the sequence wrong is one of the more expensive avoidable mistakes in residential solar.

The good news is that the decision is usually straightforward once you know your roof's actual age and condition.

The simple version of the rule

If your roof has less than about ten years of life left, replace it first.

The logic is arithmetic rather than opinion. A solar array is a long lived asset. If the roof under it needs replacing in seven years, the array has to come off and go back on to allow it, and you pay for that removal and reinstallation on top of the roof.

What removal and reinstallation actually costs

Set that against the cost of doing the roof before the panels ever go up, which is simply the cost of the roof. There is no removal, no reinstall, no second set of penetrations, and no coordination between two trades over a system that is already energized.

There is also a subtler cost. Every roof penetration is a potential leak point, and doing them once, into new roofing, with new flashings, is better than doing them twice.

How to assess your roof honestly

Age is the starting point but it is not the whole picture. In this climate look at:

  • Granule loss. Bare patches on shingles and granules accumulating in the gutters mean the shingle is losing its UV protection.
  • Curling and cupping at the edges, most visible on the south and west slopes. Okanagan sun ages those faces faster than the north slope.
  • Cracking and brittleness. A shingle that snaps rather than flexes is at the end.
  • Any prior repairs, patches, or areas of mismatched shingle.
  • Flashing condition at chimneys, vents and valleys, which is where leaks usually start.
  • The decking underneath. Soft spots or sagging between rafters change the conversation entirely.
  • Ventilation. A poorly ventilated attic cooks shingles from below and shortens roof life. Worth fixing at the same time as anything else.

If you cannot tell, a roofing assessment costs little relative to the decision it informs. Ask for a written estimate of remaining life, not just "it looks fine".

Roof type matters for solar too

Asphalt shingle is the most common and the most straightforward to mount on. It is also the shortest lived, which is why this article exists.

Metal roofing is generally excellent for solar. Standing seam in particular allows clamp based mounting with no roof penetrations at all, and metal roofs typically outlast the array. If you are re-roofing anyway and considering metal, this is a genuine point in its favour.

Concrete or clay tile is more complex and more costly to mount on, and tiles break. It can be done well with the right hardware and an installer experienced with tile.

While you are planning, two things worth confirming with a solar contractor before committing to either job:

Which roof planes actually work. South facing gives the most annual production, and east and west facing planes still produce meaningfully with a different daily shape. A solar contractor should model your specific roof rather than generalize.

Shading. Trees, chimneys, neighbouring buildings and the valley's own terrain all matter. In parts of Kelowna, hillside shading in the low winter sun is a real factor. Get a shade analysis rather than an eyeball estimate.

2. Tell the roofer solar is coming. They may adjust venting placement, avoid putting a vent where the array wants to be, and can note where the rafters are.

3. Ask both contractors about warranty interaction. Some roofing warranties have conditions about subsequent penetrations. Get this in writing from the roofer before the solar goes on.

4. Do the roof, then the solar, with as little gap as practical.

5. Have the solar installer photograph every penetration and flashing as they are made. That record is what you want if a leak ever appears.

6. Keep both sets of paperwork together, including who is responsible if a leak occurs at a mount point.

That last item is the one that causes disputes. Establish before work starts who owns a leak at a solar mount: the roofer or the solar installer. In most cases it is the party who made the penetration, but get it said out loud.

Frequently asked questions

Can panels be installed on a roof that already has one layer being covered over?

Adding a layer over old shingles complicates mounting and does not extend life the way a full replacement does. Most solar installers prefer a full replacement.

Will the panels protect the roof underneath?

Somewhat. The area under the array is shaded from UV and sheltered from some weather, which can slow ageing there. It does not help the rest of the roof, and it does not make an old roof new.
